5 Things You Should Ask For After Buying a Property.
It’s no longer news that people are buying property every day most especially in Lagos State, Nigeria. I know this because I am in the industry and I see how real estate developers are closing property deals in thousands, millions, and even in billions.
Everyone I come in contact with, I do advise them to buy property. So if you’re reading this blog and you haven’t bought a property or you don’t have a property in your name in Lagos State, Nigeria then you’re keeping money in the bank.
Even if it is one plot you can afford because of your budget please do and you can contact me to guide you through. If you have a property in your village, I recommend you buy property also in Lagos State and remember the richest man in Africa, Alhaji Aliko Dangote is from the northern part of Nigeria and he has properties and investments in Lagos. That shows how real estate in Lagos is creating wealth.
However, it doesn’t end there when you buy property. There are certain documents you should know and you should ensure the real estate company would provide them once you buy the property.
So, I will be giving you 5 things You Should Ask For After Buying a Property:
- The purchase receipt:
A monetary transaction was made when you buy the property so the company should forward your payment receipt either through email as a soft copy or as a hard copy by walking to their office to pick it up or you get a delegate to stand in the gap for you.
Note that, the delegate will sign on your behalf so let it be someone you know and trust. It may not necessarily be your family member. Just make sure it’s someone you can trust to some extent. I have signed documents to some of my clients who are based Abroad and we’ve never met physically at the time of writing this blog. Watch the video below:
- The contract of sale or deed of assignment:
After you make payment, the next is to get your contract of sales or deed of assignments.
Contract of sales is very necessary for you to get because it shows ownership transfer from the sellers to you.
- The survey plan:
You need to know the accurate size and measurements the seller gives to you. The survey plan shows the number of plots you bought, the description and layout details of the plot. And the survey plan must be duly signed as well.
- The Building Plan for Housing Investment:
Yes, this is very important. Don’t neglect this so that you won’t blame yourself in the future.
Every company has a building pattern. However, most of them may or may not be written in the FAQ.
After allocation of land, next is to start building and some companies may have a pattern of buildings to be built. So kindly make sure you are aware of the building pattern of the company you’re buying from.
- Any other Title Document that may Apply:
You need to know if the company you’re buying the property from is perfecting another document.
For example, you bought a property in Ibeju Lekki that has an excision has its title, it’s is quite possible for the developer to begin the processing C of O from the government. If the company is doing so. Kindly follow up to know when those documents would be ready
So you need to be aware of those things when you buy property. Don’t just buy a property and forget about it. Buy and know what comes next after buying.
So in case you want to buy a property or you need more property to buy, kindly contact me and I would like to help you through and help you get value and a high return on your investment.
