All you need to know about a survey plan
One major document or title document that should not be neglected as far as real estate is concerned is SURVEY. A survey is as important as the money you pay for the property. So you need to acquire some basic information on the survey plan for your property.

Like I said earlier on, a survey plan is one of the vital keys in real estate. Here are the basic pieces of information you should know about the survey plan.
Firstly, what’s a survey plan?
A Survey plan is a document that measures the boundary of a parcel of land to give an accurate measurement and description of that land.
The people that handle survey issues are Surveyors and they are regulated by the office of the Surveyor general in Lagos as it relates to survey issues in Lagos.

A survey plan must contain the following information and these are what you need to know:
1. The name of the owner of the land surveyed:
In the survey plan, the name of the land or estate developer must be stated.
2. The address or description of the land surveyed:
Address or proper description must be well stated and written.
3. The size of the land surveyed:
If you’re buying either plot, acre, or hectare kindly ensure the size of the land is written.
For instance, if you buy a 500sqm of land in Eleko, Ibeju Lekki, then make sure it is 500sqm that is written on the documents for you.
4. The drawn-out portion of the land surveyed are mapped out on the survey plan document:
Ensure the plot size of your property is well mapped out on the documents given. I have some survey plan documents of my client with me but for security sake, I won’t be exposing them here. But ensure the portion of your land is well mapped out.
5. The beacon numbers:
The beacon that indicates your property must be numbered.
6. The name of the surveyor who drew up the survey plan and the date it was drawn up:
The name and details of the surveyor must be written in the documents
7. A stamp showing the land is either free from Government acquisition or not.
There should be a stamp on the documents you would be receiving. The stamp indicate that the property is not committed.
